Leasehold Agreement Documents

For guests who have decided to stay in the "Far Land" project, the project will prepare and use a Leasehold Agreement as the main legal document for residence on the land and the house.

This Leasehold Agreement has significant legal importance equivalent to title documents for foreign nationals seeking long-term residence, as follows:

1. Key Components of the Leasehold Agreement

The Leasehold Agreement (up to 30 years) must include complete legal details to ensure tenants receive maximum protection under Thailand's Civil and Commercial Code:

- Leased Property: Clearly specify the details of the land (title deed number, area) and the building (the house).
- Lease Period: Specify the exact lease period. According to Thai law, the maximum lease term is 30 years per contract.
- Leased Property: Specify the agreed rental fee and payment terms.
- Lease Period: Specify the rights to use, improve the residence, and any other restrictions.

2. Legal Registration at the Land Office

To ensure that the long-term lease agreement has full legal effect and binds third parties (to prevent future disputes over rights), lease agreements exceeding 3 years must be registered with the land office in the area where the property is located.

- The Importance of Registration: Registration formally records your leasehold rights on a Title Deed, ensuring your right to reside in the property is fully legally protected even if the landlord changes ownership.
